Tysons Central is a 20-story, 370,000-square-foot mixed-use office building. It includes 12 stories of office space, 19,000 square feet of retail space, three levels of below-grade parking, and eight levels of above-grade parking. The project’s first-floor lobby leads out to the adjacent Greensboro metro station.
Thoughtful Design at the Steps of the Metro
Tysons Central is a uniquely designed building that is dynamic, yet flexible enough to attract a variety of tenants. The office tower includes 1,100 residential units, 200 hotel rooms, and 135,000 square feet of retail at full build-out. The building is located at the doorstep of the Greensboro Metro Station and an adjacent 4.2 million-square-foot development that features a variety of shopping, dining, and entertainment options.
The 8th floor sky lobby features an outdoor terrace with stunning views to the west. An expansive private terrace is also available for corporate tenants on the 12th floor. Additionally, the exclusive 6,354-square-foot penthouse floor offers a unique opportunity to create a private C-Suite, conference center, or lounge for a lead tenant.
The northern edge of the site and its amphitheater-style stairs act as a bridge between the Greensboro Metro’s entrance and the center of the Tysons Central development. The pedestrian experience is enhanced with a dramatic stone and water wall on one side and a soaring all-glass wall on the other that blurs the line between the lobby and the outdoors. At the top of the stairs, two distinct park experiences await – a central park that offers a quiet setting under the shade of numerous trees, and a more flexible park that can host a variety of setups and experiences.
Planning for Site Logistics and Supply Chain Challenges
During construction, a 9-foot overhang complicated structural glass installation in the lobby. A crane could not be used to set the glass because of the overhang above, and a forklift could not be used because of a staircase below. The team, along with the glass subcontractor, developed a plan to install the glass over the stairs with a custom monorail system that was cast into the second floor slab above.
To further complicate the lobby schedule, the supply chain was challenging. Both the lobby stone and structural glass wall were fabricated in China, and the escalators were made in Japan. During the COVID-19 pandemic, the project team took extra care to ensure the materials arrived on schedule for installation. As a result, the building was successfully completed one month ahead of schedule.
